Overheating assessments help predict the thermal performance of a dwelling, ensuring it meets the requirements of Part O of the Building Regulations. These assessments are essential for many new residential developments and are used to demonstrate that the risk of overheating has been appropriately considered and mitigated through the building design. As temperatures continue to rise and homes become more airtight, designing dwellings that maintain comfortable internal conditions without excessive reliance on mechanical cooling has never been more important.

Internal temperatures are assessed using dynamic thermal modelling in accordance with CIBSE TM59. To comply with Part O, a property must demonstrate that overheating risk is adequately controlled, typically by satisfying the relevant TM59 performance criteria for living rooms, bedrooms, and other habitable spaces. Where a development is located in a higher-risk area or adopts complex design features, more detailed analysis may be required to demonstrate compliance.
